Overview
A 90’s building in the heart of Llanishen Cardiff, previously been unoccupied for almost 5 years after single occupancy Barclays Bank Plc had moved out. The building was in need of a lot of TLC after vandalism to the building and a rat issue to the ground floor. Trefoil Interiors were approached to help rejuvenate the office block inside and out to attract new tenants and become a more energy efficient premises for future serviced office space.
Challenge
Early in the project a new tenant approached the client, requesting an industrial style exposed ceiling to the second floor. All existing structural high level steel work had to be stripped back of its existing sprayed fire coating and intumescent fire coating paint was applied to achieve the calculation set by building control. The current toilet configuration was not set up to work for multiple serviced offices. Currently female toilets on the GF, male on the FF, and a mix on the SF with limited DDA access.
From the toilet ratio/occupancy and available access for all users on each floor, we decided to reconfigure all the toilets. By doing this, we were able to create a male and female toilet block, also a full size DDA w.c. on each floor. Structural alterations had to be made to achieve the new toilet configurations.
The initial programme for full strip out and reinstatement of all communal areas and second floor suites was a 20-week programme commencing in June 2021. Following a successful practical completion of the project, the client awarded additional Cat A fit-out works on the ground floor and first floor suites, adding on an additional 8 weeks to the programme.
