Oprema

Overview
After a decade at Eastgate Business Park, Oprema, one of the UK’s fastest-growing distributors of CCTV, Access Control, Intruder and Fire products, relocated from its 15,000 sq ft headquarters following a period of sustained business growth that had outgrown the existing premises.
The company’s warehouse, production, and new training facilities were moved to the new Indurent Park development in Newport, South Wales, while the majority of the South Wales office team relocated to the first floor of Fairway House in St Mellons, Cardiff.
Following a comprehensive tender process managed by Cooke & Arkwright, Trefoil Interiors was appointed as the main contractor to deliver the project.
Working in collaboration with Cooke & Arkwright and Oprema, Trefoil Interiors successfully delivered the fit-out and development of the new premises, which now serves as Oprema’s main headquarters.
Project Design Approach
Following receipt of the tender pack from Cooke & Arkwright, including detailed requirements such as departmental structures and staffing numbers, the initial stage involved carrying out a full site survey to obtain accurate measurements and produce existing layout plans.
Our Head of Design, David Gilbert, conducted extensive research into Oprema, reviewing the company’s website and social media presence to gain a deeper understanding of both their operational requirements and brand identity from a workplace, social, and marketing perspective.
Based on this research, two initial design concepts were developed, with a detailed scheme created from the preferred direction.
David then presented the proposals to the Oprema team through a dedicated design meeting, showcasing 3D visualisations, immersive 360-degree panoramas, and a comprehensive range of product and finish samples to demonstrate the quality, flexibility, and breadth of the proposed specification.
Feedback from the presentation highlighted preferred elements from both concepts, enabling the designs to be refined and combined into a final tailored scheme that aligned closely with Oprema’s vision, operational needs, and preferred finishes.
Challenge
While the project progressed smoothly overall, one key challenge arose regarding the proposal to respray the existing exposed ceiling black throughout the office space.
There were initial concerns surrounding the additional cost, as well as whether the darker ceiling finish would make the environment feel too enclosed or overly industrial. Considerations were also raised around lighting levels, heat distribution, and acoustic performance within the open-plan workspace.
With strong support from the the concept was progressed for landlord approval. Once the 3D visualisations were presented, it became clear that the ceiling treatment would significantly enhance the overall aesthetic and character of the space, ultimately making it a key design feature within the scheme.
To address acoustic performance, suspended acoustic baffles were introduced alongside feature lighting, soft furnishings and integrated planting, helping to soften the environment while creating visual interest throughout the office.
The heating and cooling system had also been carefully designed and calculated to ensure efficient climate control and optimal comfort levels across the workspace.

Construction & Delivery Approach
A proactive, tightly managed programme ensured timely delivery:
- Early preparation included RAMs, site welfare setup, and scheduling of key trades.
- Close coordination with Building Control, suppliers, and trades enabled a smooth transition from planning to execution.
- Regular inspections and structured project management meetings maintained quality, cost control, and schedule adherence.
Outcome
The project was completed in February 2026, delivering a bright, spacious, and welcoming workspace that promotes collaboration, productivity, and staff well-being. The lifecycle approach—from site acquisition to fit-out and relocation—ensured minimal disruption and a fully integrated solution aligned with Oprema’s operational and brand objectives. The transformation supports Oprema’s continued growth while reflecting their commitment to a modern, functional, and visually striking working environment.
